# Are Residential Real Estate Investors Dumb?

> Source: [Are Residential Real Estate Investors Dumb?](https://youtube.com/watch?v=2_IhT_Arm-U)

## Summary

The video discusses the debate between residential and commercial real estate investing, arguing that residential real estate is not inferior to commercial, contrary to some claims. It highlights the stability and lower effort of residential real estate, while acknowledging commercial's potential for higher returns but greater risk.

### Key Points

- **Commercial vs. Residential Misconception** [00:02] — The speaker refutes the idea that financial institutions investing in residential real estate are doing so out of ignorance of commercial real estate, emphasizing that each asset class has unique benefits and disadvantages.
- **Commercial Real Estate Pros and Cons** [00:28] — Commercial real estate is great for scaling and can yield huge returns, but it comes with more risk.
- **Residential Real Estate Advantages** [00:42] — Residential real estate is harder to scale but is very stable with amazing risk-adjusted returns, requiring significantly lower effort.
- **Historical Performance Comparison** [00:54] — During the Great Financial Crisis, residential real estate dropped about 20%, while commercial real estate is currently down 20% across the board, with some pockets down 50% or more.
- **Risk of Commercial Syndications** [01:20] — Investing in commercial through syndications can result in losing 100% of invested capital, as many investors are currently discovering.
- **Choosing Based on Goals** [01:34] — Both options are valid depending on goals and experience; not everyone wants to scale to thousands of units or handle complexity and volatility. Residential real estate has helped millions achieve financial independence.

### Conclusion

The video concludes that residential real estate is a legitimate and often superior choice for many investors due to its stability and lower effort, despite commercial real estate's potential for higher returns.

## Transcript

just haven't studied commercial real estate yet. >> [laughter] >> Okay. So, Blackstone and Invitation Homes and all these financial institutions that pour money into
residential real estate are just doing it because they haven't studied commercial real estate. I don't think so. I don't think that's it. The reality is commercial real estate, residential real estate, each a unique asset class
with its own benefits and disadvantages. Commercial real estate is great for scaling. You can take big swings. You can earn huge returns, but it also comes with more risk. Residential real estate is harder to scale than commercial real
estate, but it is a very stable asset class with amazing risk-adjusted residential real estate is so much better than commercial real estate. The
level of effort is significantly lower, and the whole market is just less we've ever seen during the Great Financial Crisis, residential real estate dropped about 20%. Look at commercial real estate right now. It is
20% across the board, and there are pockets where commercial real estate is down 50% or more. If you invest in commercial through syndications, you can actually lose 100% of your invested capital as a lot of investors are
finding out these days. So, both are good options depending on your goals and level of experience. Not everyone wants to scale up to thousands of units. Not everyone wants that complexity. Not everyone wants that level of volatility.
Some people know both markets and choose residential real estate. And because residential real estate has helped millions of people achieve financial independence, that decision makes perfect sense to me.
