Number five, Milwaukee, Wisconsin. Prices here went up 4% last [00:13] year, projected to grow another 2% in the next year, and with rents averaging you can get both cash flow and appreciation. Number four is Richmond, Virginia. A little bit more expensive, but still under the national average. [00:28] Median home price here is 375. Rents haven't kept up that much. They're about 1,700 bucks. So, cash flow, you can find it. It's going to be harder to definitely consider house hacking or flipping. Number three is one of the [00:40] best big cities in America to invest in, Philadelphia, Pennsylvania. This is a relatively affordable market. The median home price here is just 234,000. But, rents can average 1,800 to 2,000 dollars, meaning you can absolutely find [00:57] really good. There's a lot of small multi-family, so I like Philly a lot. Number two, hard to call this market hot, but it is, Buffalo, New York. Prices here just keep going up. One of the strongest appreciating markets like [01:10] year, probably going to go up by a similar amount this year. And this makes rentals here, you can do flips here, you can do burrs here, if you can handle the weather. Number one, hottest appreciating market in the country that [01:24] Hartford, Connecticut. Hartford appreciated 5% last year. It's expected to grow again this year, and there's just so much to like here. It's demographically pretty strong, economically has a strong base, and [01:38] because the price is relatively low, but rents are pretty high. Again, anything works here.
