> Source: [The Spring Housing Market Is Cooked — Or Is It?](https://youtube.com/watch?v=itq6CUtvLWE)

## Summary

The video analyzes the April home sales data, which appeared flat, but provides context suggesting a potential emerging spring housing market. It highlights that while the market hasn't improved significantly over five years, recent pending home sales are trending upward, indicating a possible late spring resurgence.

### Key Points

- **April Home Sales Flat** [00:01] — April home sales numbers were basically flat, contrary to headlines suggesting a cooked market.
- **Five-Year Trend Stable** [00:15] — Over the last 5 years, total home sales have not improved much but also haven't worsened, indicating a stable plateau.
- **Pending Sales Uptick** [00:27] — Since mid-April, pending home sales have been trending higher, a positive sign for the market.
- **Regional Improvements** [00:40] — Markets like Florida and California are seeing home sales increase, though not a massive resurgence.
- **Late Spring Market Emerging** [00:56] — Signs point to a spring housing market emerging later than usual due to macro factors.
- **Macro Headwinds Easing** [01:10] — Mortgage rates stabilized and geopolitical uncertainty (Iran war) has a ceasefire, encouraging buyers to re-enter.
- **Buyers Returning** [01:23] — Nervous buyers from April are starting to jump back in, though a healthy market is still far off.
- **Step in Right Direction** [01:35] — The uptick is a step in the right direction, but not enough to restore a healthy housing market soon.

### Conclusion

The housing market shows signs of a late spring recovery, with pending sales rising and regional improvements, but it remains far from healthy.

## Transcript

least that's what the headlines say, but there is some hope. Here's the real story. April home sales numbers came out today and they were basically flat, two important pieces of context that you should know here, and one of them I
foremost, if you zoom out and look at the graph over the last 5 years, you see that yeah, the housing market is not really getting that much better in terms of total home sales, but it's also not getting worse. This is where we've been
second, more encouraging thing is if you look right here in just the last couple of weeks, pending home sales are starting to go up. This chart here shows that since the middle of April, pending home sales are trending higher than they
but if you actually look at some of the markets like Florida or California that home sales are going up there, too. Now, of course, this isn't some massive resurgence. We're not seeing some huge uptick in home sales, but there are some
signs that a spring housing market is emerging, just a little later than it makes sense given the big picture macro March and April, mortgage rates were going up, there was a high degree of
geopolitical uncertainty, and people weren't making big financial decisions. But now, even though mortgage rates have stayed higher, they've at least stabilized, and the war in Iran is still super uncertain, but at least as of
today, there is a ceasefire in place. So, maybe people who were intending to buy this spring, but were nervous and some of April, are starting to jump back in. Although that's not going to get us back to a healthy housing market anytime
soon, could be a step in the right direction.
