All right, really close to Kansas City. [00:15] That's what we're doing. All right, here's what we got for Kansas Kansas City. It is a strong market with solid appreciation, good job growth, a diversified economy, and affordable price points with a median home price of [00:29] just $290,000. And appreciation last year was 5% overall and 7% for single-family homes. Plus, with a rent-to-price ratio of .66, you can find cash flow and appreciation. [music] What I don't like, however, is that [00:43] rents were going down. They actually dropped 2% last year. And although job growth has been strong over the last few years, that's expected to slow down different markets within this metro, and the two I like the most in my research [00:55] are Independence and Blue Springs. So, overall, Kansas City gets a solid B. It's a stable, affordable market that offers cash flow and appreciation. A lot I would buy rentals there. But, is it the best market in America?
